Over the years, I’ve had the joy of traveling to Italy many times, and each visit has felt like a return home. Unlike most tourists, I’ve been lucky to spend my time with cousins and friends, always welcomed with open arms. With that deep connection in mind, Cheryl and I have decided to fulfill a dream we’ve long held: to immerse ourselves in the culture and roots that have shaped so much of our lives.
We’re thrilled to share that we’re in the process of purchasing a tranquil retreat in Italy. Though some details are still being finalized, we’ve signed an agreement and are excited for this next chapter.
Issues Surfaced!
As of October 30th The Italian equivalent of a home inspection has revealed some inconsistency and identified issues with the cadastral (property registry) floor plans. Another check to the property is an urban plan record which is done by the Notary before clear title is issued. The seller is under legal obligation to make sure and take the necessary steps to verify and guarantee the full urban planning and cadastral compliance of the property they are selling. Unfortunately, while the sellers are willing to address the cadastral discrepancies, it has been reported that there are also discrepancies with the urban planning records, which cannot be legally regularized. Under current regulations from the Cassino municipal authorities and Italian regulation, these urban planning discrepancies cannot be resolved.
BOTTOM LINE: The urban planning discrepancies involve unauthorized alterations to the property, specifically an increase in the building volume for both the main house and a secondary structure, creating a deviation from the approved floor plans. Essentially, additions were done to the property that were not authorized.
